Scope Of Work

Racanelli Construction Company, Inc. (Melville, NY, www.racanelliconstruction.com), a leading construction management, general contractor and design/build resource for commercial, industrial, retail, medical, pre-engineered and multi-unit residential projects, recently completed the construction of a multi-unit apartment complex located at 2930 Rockaway Avenue in Oceanside, New York, just footsteps away from a Long Island Railroad station and waterfront shopping and restaurants. The project was built on behalf of property owner Woodcrest Village Park Associates (New York, NY). Racanelli Construction served as the Construction Manager.

The 249,246 square foot, four-story, H-shaped luxury apartment building with 230 units includes studio, one- and two-bedroom apartments. Featured are spacious floor plans with open kitchens. Luxury appointments such as wide-plan flooring, custom shaker cabinets in kitchens and bathrooms, Caesarstone quartz pebble stone kitchen countertops, white semi-gloss subway tile back splashes, matte ash grey bathroom floor tiles with white hexagonal mosaic shower floors , and solar window shades are just some of the building’s luxury features. The building also includes amenities such as an outdoor terrace, as well as several community rooms, fitness  rooms and yoga rooms. The property is beautifully landscaped and has a stunning walk to a gazebo with views of Mills Pond River.

As the project Construction Manager, Racanelli Construction handled all aspects of the Woodcrest Apartment Building project, from the ground up. This encompassed excavation, foundation, concrete, masonry, steel, rough and finish carpentry, to insulation, cabinetry, counter tops, drywall, Benjamin Moore paints, carpets, tile, wallpaper, and bathroom accessories. The company also managed the installation of Kohler plumbing fixtures and bathroom fixtures, electrical systems, Mitsubishi heating and cooling systems, fire alarms and sprinklers, intercom system, elevators, roofing, James Hardie siding, large Marvin windows and doors, and all LG and GE appliances, as well as all landscaping.

The project, which began in September of 2018, was delayed considerably due to the COVID-19 pandemic and subsequent slow-down along with required safety measures.

The $61 million project was lead by Racanelli Construction team members Nicholas H. Racanelli, serving as Project Executive, Charles Kozikowski, serving as Senior Project Manager, and John Lopusnak, serving as Assistant Project Manager. Other key subcontractors involved in the project were: United Electric, K. Dymond Industries, Inc., Ascape Landscape & Construction Corporation, Woltmann Associates, Inc., Kleet Lumber Co., Inc., Premier Building & Renovations Corporation, Joffe Door & Millwork, Stat Fire Sprinkler, Seaford Avenue Corporation, Rose Mechanical Corporation, Moore Group Corporation, and Fantozzi Contracting.
